Here’s a quick update on Sandpiper sales in 2008, and what’s on the market now.

Sandpiper 2008 Sales & Current Properties for Sale
While it seems that real estate sales have slowed down in Sandpiper, nine properties listing in the local MLS (Multiple Listing Service) were sold during 2009. With a running average of about twelve sales per year (averaged over the past 26 years), you can see that we were slightly below average, but not completely off. Looking more closely at the data, it is apparent that most (7) of the sales occurred in the the first half of 2008, and that the two sales in the second half of the year were both foreclosures.

Sandpiper is quite a unique community. Most townhouse and patio home communities have homes that are very tightly spaced, with out much grass. Sandpiper is different. 160 single level patio homes in a duplex configuration on 55 acres. Thirty three acres of the property is landscaped, mostly in grass which makes for a very peaceful living environment. Take a look:

As of today, there are only two homes on the market in Sandpiper. Pretty much an all-time low, from what I’ve seen in my tracking. Today, I’m sharing the latest Market Report for the community that shows activity since the beginning of 2008.
